How many leads went cold while your agent was out on a viewing?

Maia takes the first call off your team: she dials a fresh lead, learns the budget, the area and the timeline, answers property questions and books the viewing. Your agent just meets a buyer who is ready to talk.

  • Callback while the lead is hot
  • Budget and area before the viewing
  • Straight into the calendar
  • Wins back the “let me think”

What Maia takes off your plate

Dials before your competitors

Buyers usually send the same enquiry to three or four agencies. The deal tends to go to whoever calls first — Maia dials seconds after the form is submitted.

Filters out wasted viewings

Budget, area, size, mortgage or cash — all cleared up before your agent gets in the car.

Puts the viewing on the calendar

Offers open slots, pins the meeting to an agent or a finance consultant and reminds the client the day before.

Talks your listings

Upload the catalogue, terms and rates — Maia answers from them and can check with your system mid-call whether the flat is still available.

Doesn't drop the hesitant

“I need to talk it over” isn't a no. Maia calls back on the agreed day and asks what they decided.

A familiar number on screen

Calls from your company's number, not an anonymous landline — people pick up more willingly.

Keeps up in text, too

Enquiries don't only come by phone: Maia also chats in Telegram, MAX, e-mail and your website chat.

Where it hurts

Ads bring leads, but between “left a number” and “came to a viewing” every lead squeezes through a bottleneck — busy people.

  • A buyer messages several agencies at once and goes with whoever calls first
  • Agents are out on viewings — fresh enquiries wait for hours
  • People browse listings in the evenings and at weekends, when the office is silent
  • Some reps ask about budget, some don't — viewings get booked at random

How Maia handles a lead

  • Dials a fresh lead right away and takes inbound calls around the clock
  • Clarifies budget, area, timeline and how they're buying — mortgage or cash
  • Answers questions about listings and terms from the uploaded base
  • Agrees on a time and pins the viewing or a meeting with a specialist
  • Calls back those who asked for time to think — on the promised day
  • Hands the agent a ready file: the request, the budget, what was agreed

Example: booking a viewing

A website enquiry about a two-bedroom flat. Less than a minute later, the client's phone rings:

  • Maia: “Hi Igor! You asked about the two-bedroom on Sevastopol Avenue. Got a couple of minutes?”
  • Client: “Sure, though I'm still comparing options.”
  • Maia: “Perfect time to compare, then. What budget are you aiming for?”
  • Client: “Up to twelve million.”
  • Maia: “And is the district a must, or are nearby areas fine too?”
  • Client: “South-west, or right next to it.”
  • Maia: “Then there are two more buildings nearby within that budget — the agent can show you everything in one trip. Saturday at noon, does that work?”
  • Client: “Saturday works.”
  • Maia: “Booked for Saturday. I'll remind you the day before. Have a great day!”

What changes

  • Your agent drives out to a buyer whose budget, area and timeline all line up
  • Evening and weekend leads don't wait until Monday
  • Every call comes with a recording, a transcript and filled-in fields in your system
  • Managers stop being a call centre and get back to closing deals
FAQ

Frequently asked

How does Maia know the listings and prices?
From the project's knowledge base: upload your catalogue, terms and rates. Mid-call the agent can also check with your system — say, whether the flat is still on the market.
Does she book the viewing herself?
Yes: she agrees on a time with the client and pins the meeting to an agent or a consultant, and the details land in your system — nothing to copy over by hand.
What if the client texts instead of calling?
Maia handles text too: Telegram, MAX, e-mail and your website chat. WhatsApp isn't supported yet.
Can she cope with a spike after we launch ads?
Yes: Maia holds up to 20 conversations at once, so enquiries don't pile up in a queue.
How much does it cost?
From ₽5/min of agent talk time; telephony is billed separately. You're charged for actual minutes only.
